The Approval Process
It is the owner’s responsibility to familiarize themselves with the approval process and obtain the proper forms from their prospective tenant, buyer, insurance company etc.
Delays in approval of a renter or buyer are almost always due to delays on the part of the owner to get the appropriate material to the board in a timely fashion. If there are delays, please contact the board and/or the Artist Review Committee (ARC) to advise the owner on the process.
STEP 1.
Read the Policy for Transferring or Renting a Loft.
STEP 2.
Provide the prospective buyer/renter with the following forms:

This document provides an explanation of the artist review process and the City of North Adams zoning regulations for the Eclipse Mill.
STEP 3.
For Sales:
Transfer Application for Buyers
The prospective buyer must fill out and sign the transfer form.
Submit the completed form to the Board, along with the required support materials that address the applicant’s qualifications as artist, for review by the Artist Review Committee (ARC).
Inform the buyer that it is not unusual for the Board and ARC to ask for additional information. This is for clarification, and does not reflect the applicant’s qualifications.
Buyers are required to purchase Condominium Owners Liability Insurance with the minimum amount of $500,000. A copy of the Certificate of Insurance, effective as of the closing date, must be given to the treasurer of the Board.
For Rentals:
The prospective tenant must fill out and sign the transfer form.
Submit the completed form to the Board, along with the required support materials that address the applicant’s qualifications as artist, for review by the Artist Review Committee (ARC).
Inform the renter that it is not unusual for the Board and ARC to ask for additional information. This is for clarification, and does not reflect the applicant’s qualifications.
This document includes both renter and owner requirements.
Sign and forward to the Board along with the following:
1. A copy of the lease which must include a clause forbidding subletting and other important language noted in the application.
2. Health Department inspection report (required by City of North Adams).
3. Renters are required to provide Condominium Liability Insurance /proof of renter liability coverage with the minimum liability of $500,000. A copy of the Certificate of Insurance, effective as of the closing date, must be given to the treasurer of the Board.
4. Fire Department carbon monoxide inspection report (required by Massachusetts State law).
Step 4.
Please provide all new owners/renters with a copy of the Eclipse Mill Rules and Regulations and Eclipse Mill Residents Guide
Step 5.
Anyone moving into or out of an Eclipse loft — whether Seller, Buyer, or Tenant — must make a $500 damage deposit and observe the rules outlined in the Moving Notification and Damage Deposit protocols.
